Considering the hassle and amount of construction needs done, most people would not think of rebuilding a house from scratch when it comes to giving the house a new look. However, there are circumstances where it is better and profitable to opt for a full rebuild than renovating or remodeling the house. That also begs the question, what are the reasons to rebuild a house?
Foundation concerns
Foundation-related issues should be the biggest of your concerns when considering rebuilding a house. If you have a faulty foundation or other structural issues, do consider rebuilding your house. Foundation is the single most important element of a building that ensures the overall integrity of the structure and determines how long it will last. Besides, if there is extensive water damage or mold build-up found in different areas, you might want to completely rebuild instead of simply renovating that portion. Because over time it will impact the structural rigidity of the building. However, you should only consider rebuilding your house in case of extensive damage. Otherwise, just reconstruct the part that has been damaged.
Layout change
In most cases, if you need to change the layout of an apartment, resorting to remodeling can easily fix the issue but if you want to change the layout of the entire building, you might consider rebuilding it. This is especially true if the house is poorly built and has faulty structural components such as beams and pillars. However, before taking this step make sure to act accordingly with the structure placement restrictions mentioned in the Bangladesh National Building Code. Otherwise, you might face legal consequences.
In need of additional space
Every building in Bangladesh must obey the BNBC regulations. That is to say, every building must be built according to FAR, MGC, and setback rules. Meaning, after the construction you can’t really add space to a building. So if you find yourself in a house that is compact and needs additional space, you can’t just add extra space to the house by adding another room. Because doing so will violate the FAR and MGC rules and you may face legal actions. However, this occurs rarely and when it does, you might consider rebuilding your house.
Renovation costs significantly more than a new house
Like we mentioned before, most people would prefer to renovate the house instead of rebuilding it. But if the condition of the house is less appealing and you need to reconstruct the majority of the space including knocking down walls, redoing the roofs, and so on, you might as well consider rebuilding the entire house. Because the accumulated cost of that kind of renovation, in that case, may very well be higher than the cost of building a new house.
Old building
If you plan to be in an old house for the long-term, it is usually wiser to tear down and rebuild. Suppose you just bought a 20-year-old house. By rebuilding, you reset the clock in terms of the house’s physical nature: everything from the appliances to the house’s envelope (e.g., roofing, siding, etc.). Besides, living in the same old house may have security concerns. Because the structural components of old buildings tend to be weak and in a deteriorated state. Also, rebuilding a house gives you plenty of opportunities in terms of adding functionalities, structural components, and architectural elements. And from a purely financial perspective, this can also be a great idea if you want to make a profit out of selling some of the apartments considering you have rebuilt a multistorey building.
You should not consider rebuilding your house if you don’t have any of these issues. Resorting redecoration or remodeling can solve a lot of issues. However, these are the reasons to rebuild a house if you find yourself in any of the above circumstances.
