Loan amount up to Tk. 50 lac: 0.5% of loan amount or max. Tk. 15,000/- Loan amount exceeding Tk. 50 lac: 0.3% of loan amount or max. Tk. 20,000/-

- Public figures & individuals having politically affinity, legal professionals, property owned through PoA etc., immediate family member of individual flat seller (i.e. spouse, parents, children, and siblings), Director of developer company and his/her immediate family member (i.e. spouse, parents, children, and siblings) if proposed flat is in his/her own project.

- Property can be located all over the country where City Bank has physical representation (branch, sub-branch, SME Center & agent banking outlets).

- Financing can be made against residential properties only.

- Minimum 75% of construction work (internal plaster work) of proposed property have to completed for loan application.

Partial/Full settlement fee:

Partial settlement:

- Fee: 0.5% of settlement amount + 15% VAT

- Minimum settlement amount: Tk. 1 lac or amount equivalent to 03 months EMI, whichever is higher

- Minimum length of loan for partial settlement: At least 06 full EMIs have to be paid before making any partial settlement.

Full settlement:

- Fee: 0.5% of outstanding amount + 15% VAT

- Minimum length of loan for full settlement: At least 06 full EMIs have to be paid before full settlement.

- Mutation Khatian along with DCR based on last land record from AC land office

- Joint venture agreement between land owner and developer

- Power of Attorney deed - Up to date NEC/EC - Up to date Land Tax and Holding tax receipt

- Approved Plan with approval letter from concern authority [Union Porishod plan not acceptable]

Leasehold properties:

- Deed of Agreement Copy (between developer/seller and purchaser)

- Money receipt or equity payment confirmation letter against payment made by purchaser to developer/seller

- Lease Deed/Ownership Deed - Baya Lease Deed for last 25 years (if any)

- Mutation Letter from Concern Authority (Rajuk/NHA/Ministry of works/CDA/others)

- Mutation Khatian along with DCR based on last land record from AC land office

- Mortgage Permission from Concern Authority (if required)

- Joint Venture Agreement between Landowner and Developer

- Power of Attorney deed and Acceptance Letter from Concern Authority

- Up to date NEC/EC - Up to date Land Tax & Holding Tax receipt

- Personal Bank statement for 12 months (for partner/director of a partnership/limited liability concern)

Landlord (Income Documents)


- Up-to-date title/ownership documents of rental properties.
- Valid rental agreement with tenants on stamp valued Tk. 300. (property address should match with ownership documents).

- Rental income declaration with detail information.

Professionals (Income Documents)

- Self-Declaration in own PAD

- Bank statement for last 12 months

- Letter of Introduction (Official pad as prescribed) for salaried professionals

- Pay Slip/Cash Voucher – last 6 months for cash/partial cash salary)

- Loan statement and Sanction letter
