We all know how much we put behind keeping our houses and offices in top shape; whether it’s to create a great living space, work area or in preparation of a sale. We love making renovations that make the place easier to navigate or look ever better. But have you ever wondered how and which property renovations affect resale value? Everyone loves a great bathroom. Not to sound too obsessed but a great bathroom is half the sale. So when you’re working on remodeling the bathroom/s, make sure you do it smart. Keep it clean and simple but also modern and if possible, spacious. No one wants to go in a cramped spot. Also, style goes miles in which case you may want to look at some modern shower designs to improve on this aspect. As for the confusion of bathtub vs shower, keep it in line with who the property is meant for. A small tip is: tubs for big families and showers for studio-type dwellers.

Kitchen Remodeling

The kitchen: where love meets the stomach. Let’s face it, most people don’t think too much about a kitchen until they step into something beautiful. Even though this is where all the goodness in life comes from. People are really looking into making the best of kitchens, so why not give them a great kitchen yourself? In the most basic manner, well-lit and spacious kitchen renovations affect resale value greatly.  But also, allocation for a full-size oven-stove combo with ventilation support is a plus. You don’t absolutely need space for a small dining table, but since the trend is picking up and in demand, you could try for it.

Many property renovations like the one’s mentioned above may require walls to be move around. While costly, these renovations affect resale value in a positive way if done right. Also if done right they add the prospect for the greatest feature of any property; great natural lighting. No one wants to buy a dark an unlit property. The more natural lighting opportunity you create, the better your chances of a great sale. But moving walls isn’t your only means of doing it. A few well-placed windows work wonders to increase home value.

Fixtures

Fixture renovations affect resale value directly. Pretty things bring in money (as long as they’re useful, sometimes they don’t even have to be). But really, great light holders, door handles, water taps, even the kitchen sink, bring in the big bucks. Yes, they are themselves expensive, but they really increase home value.

Flooring

The largest single surface of the property is the floor. It’s where you move, live and put your favorite chair. It’s also a major selling point. It’s such a big deal that the flooring of your property determines the value bracket your sale falls in; in which case property location matters a lot. So decide whether your neighborhood can afford an upgrade, and go with the nicest (hardwood in my opinion). And yes, this is a debatable one but it had to be mentioned nonetheless. It’s not that good flooring won’t drastically increase home value; the argument is rather whether it is worth it. But that’s a discussion for another article.

Any and all renovations affect resale value. Small or big, you’re bound to see some impact on your price. Every buyer will go through 5 stages when deciding on real estate and your task is to to make it easier for them as best as possible.
